SilverLeaf Cedar Creek, Texas: New Homes and Buyer Guide
SilverLeaf is a master-planned new-home community in Cedar Creek, in western Bastrop County near State Highway 71. Builders, lots, prices, incentives, association charges, district taxes, amenities, school plans, and development phases change, so buyers should verify the complete offering for the exact home and lot.

Location and Jurisdiction
SilverLeaf uses a Cedar Creek/Bastrop-area location description, but a mailing address and community brand do not establish city limits, taxing entities, school assignment, utility providers, or governmental authority. Confirm the legal description, jurisdiction, road responsibility, utility service, MUD or other district obligations, and emergency-service providers for the specific property.
Travel times to Austin-Bergstrom International Airport, Austin, Bastrop, and employers vary by lot, route, traffic, construction, incidents, weather, and departure time. Test important trips from the exact address rather than relying on a general “minutes away” claim.
Builders and New-Home Availability
As of the review date below, the official SilverLeaf builder page identifies Taylor Morrison, Drees Custom Homes, and Saratoga Homes. Builder participation, products, floor plans, lot releases, sales-center hours, inventory, and pricing can change.
A builder’s sales representative works for the builder. If you want independent buyer representation, contact your agent before registering online, visiting a sales center, or touring because builder policies about representation and compensation vary.
Compare the Complete New-Home Cost
- base price and the exact plan, elevation, and structural options;
- lot premium, orientation, easements, setbacks, grading, drainage, and neighboring uses;
- design-center selections, deposits, change orders, and substitution rights;
- builder incentives and any conditions tied to a preferred lender or title company;
- interest rate, rate-lock timing, points, lender charges, appraisal, and closing costs;
- property taxes as land and improvements enter the appraisal roll;
- MUD or other district taxes and debt;
- association assessments, transfer charges, capitalization fees, and future increases;
- insurance, utilities, landscaping, fencing, appliances, window coverings, and post-closing work; and
- inspection, warranty, maintenance, and reserve costs.
The largest advertised incentive is not necessarily the lowest total cost. Compare written Loan Estimates and contract terms with qualified professionals.
Amenities and Development Plans
The official SilverLeaf amenities page describes open space, trails, parks, ponds, and an amenity center or related features. Community materials may include existing, under-construction, and planned components. A rendering, site plan, sign, sales statement, or builder brochure is not a guarantee that a feature will be completed as shown or by a stated date.
Before choosing a lot because of an amenity, pond, trail, park, view, open space, school, or future commercial area, confirm:
- current completion and opening status;
- ownership, access eligibility, hours, rules, and fees;
- maintenance and replacement responsibility;
- construction phasing and the right to change plans;
- easements, drainage, lighting, noise, events, traffic, and parking; and
- whether the feature is incorporated into enforceable documents or only marketing material.
No amenity, view, privacy level, quiet, safety, opening date, or future tenant can be guaranteed.
Elementary #10 Project
Bastrop ISD held a groundbreaking for Elementary #10 in the SilverLeaf subdivision on July 28, 2026. The project is under development and is not an open campus as of the review date. The name, construction schedule, attendance boundaries, grade configuration, programs, transportation, and opening plans are controlled by the district and can change.
Do not assume every SilverLeaf address will attend the new school or that a home will have a safe walking route. Confirm the current district and assigned campuses by exact address with Bastrop ISD. Read the Elementary #10 construction update and school-district verification guide.
I provide objective school resources but do not rank schools or steer clients based on protected characteristics.
Association and District Documents
Request and review the current declaration, bylaws, rules, architectural standards, budget, assessments, transfer charges, resale or new-home disclosure documents, enforcement information, and available reserve or financial information. Confirm what the association maintains and whether future phases or facilities may affect costs.
Verify MUD, PID, or other district boundaries, tax rates, debt, elections, notices, and services through official records. A seller’s or model-home estimate may not predict a buyer’s future bill. See the Bastrop County MUD and PID guide.
Builder Contract and Inspections
Builder contracts are often builder-prepared and may differ from standard resale forms. Review deposits, financing, appraisal, completion estimates, delays, substitutions, change orders, title, inspections, warranties, dispute provisions, and termination rights. A REALTOR® cannot provide legal advice; consult a Texas real-estate attorney for contract interpretation or legal consequences.
Consider independent inspections at stages appropriate to the construction schedule, such as pre-drywall and final inspections, plus a later warranty inspection if desired. Municipal inspections, builder quality checks, orientation, and warranty service do not replace an independent evaluation.
Lot and Future-Development Due Diligence
Review the recorded plat, survey, title commitment, easements, setbacks, utilities, drainage, grading, retaining features, soil or foundation information, street and driveway plans, construction access, neighboring lots, and future phases. Ask what can be built nearby and recognize that vacant or open land may change.
A model home can include upgrades, furnishings, landscaping, lot conditions, and technology not included in the base price. Require material selections and promised items to be documented in the contract or incorporated exhibits.
Investment and Resale Considerations
SilverLeaf may compete with future builder inventory and incentives as well as resale homes. Future supply, demand, condition, taxes, insurance, association and district costs, interest rates, builder pricing, concessions, and buyer preferences can affect resale or rental performance. No appreciation, rent, occupancy, cash flow, resale price, or investment return is guaranteed.
Verify lease and short-term-rental restrictions, builder or association limits, legal use, insurance, financing, property-management costs, and current market evidence before relying on rental income.
How I Help New-Construction Buyers
I help compare builders and available homes, organize questions, review market and contract information within my licensed scope, coordinate independent inspections, track contractual deadlines, and communicate through closing. My construction experience helps me recognize items that may deserve further investigation, but it does not replace an inspector, engineer, contractor, attorney, lender, appraiser, tax professional, insurance agent, district, association, or governmental authority.
No agent can guarantee builder performance, construction timing, materials, condition, incentives, financing, appraisal, tax bills, insurance, appreciation, or closing.
