What changed—and what did not
The July figures were mixed. Closed sales, new listings, active listings, and total dollar volume were lower than one year earlier. The median sale price and pending sales were higher. Months of inventory declined slightly, and the average close-to-list percentage was lower than the July 2025 comparison.
Those measures should not be compressed into a label such as “hot,” “cold,” “buyer’s market,” or “seller’s market” without more specific evidence. They describe different parts of a countywide market, and the mix can vary by city, community, price range, property type, condition, acreage, and financing needs.
What buyers can use from this report
The report is a starting point for understanding countywide supply and activity. A buyer should still compare the exact segment and property:
- current competing listings in the relevant location and price range;
- recent comparable sales with similar property features and condition;
- the full monthly payment, cash needed, taxes, insurance, association or district charges, and likely repairs;
- title, survey, access, restrictions, utilities, septic or well issues, flood and wildfire information, and other property-specific risks;
- inspection findings, appraisal, lender requirements, and contract terms.
The 92.7% average close-to-list figure is not an expected discount for an individual home. Some properties may close closer to, above, or farther below their list price. The list price may also change before the final contract.
What sellers can use from this report
The report helps place a future listing in countywide context, but the $346,140 median is not a valuation for a particular home. A property-specific pricing review should consider:
- recent comparable sales and competing active listings;
- location, land, improvements, condition, age, updates, restrictions, utilities, and insurability;
- buyer demand in the property’s actual price and property-type segment;
- likely repair, preparation, disclosure, showing, and financing issues;
- the seller’s timing, carrying-cost, and net-proceeds priorities.
The countywide average close-to-list percentage is not a pricing formula or a guaranteed result. Pricing and preparation decisions should be supported by current comparable evidence for the exact property.
