Veteran REALTOR® in Bastrop, TX
Real-Estate Guidance for Military-Connected Buyers and Sellers

I am Bre Meador, a U.S. Army veteran and licensed Texas REALTOR® with All City Real Estate. I serve veterans, active-duty service members, reservists, National Guard members, eligible surviving spouses, and other buyers and sellers in Bastrop County and the Greater Austin Area.
Military service informs my communication and organization, but it does not make me a lender, VA employee, benefits counselor, attorney, tax adviser, or officially designated “VA loan specialist.” Eligibility, entitlement, underwriting, loan terms, appraisal requirements, and program benefits must be confirmed through the U.S. Department of Veterans Affairs and a participating lender.
VA-backed purchase loans: the essential facts
A VA-backed purchase loan is made by a private lender and partially guaranteed by the Department of Veterans Affairs. According to the VA, a borrower must qualify for a Certificate of Eligibility and meet VA and lender credit, income, occupancy, and other requirements.
- A qualifying borrower may be able to purchase without a down payment when the price does not exceed the appraised value, but eligibility and lender approval still apply.
- VA-backed loans generally do not require monthly private mortgage insurance, but other costs—including a possible VA funding fee—may apply.
- The lender determines qualification, rate, credit requirements, loan amount, closing costs, and required documentation.
- The VA appraisal supports the guaranty and minimum property review; it is not a home inspection and does not replace independent due diligence.
- Prior use of entitlement does not by itself answer whether or how much benefit is currently available. Obtain the current Certificate of Eligibility and lender analysis.
Use the official VA-backed purchase-loan page, eligibility information, and your selected lender for current guidance.
Estimate a Monthly Payment
Use Bre’s Bastrop mortgage and affordability calculator to model principal, interest, property taxes, homeowners insurance and PMI. The result is an estimate, not a lender quote.
How I help a buyer using VA financing
- Coordinate with your selected lender: confirm preapproval, loan type, estimated payment, required funds, appraisal considerations, and contract timing before offers.
- Compare the complete property cost: verified taxes, insurance, utilities, HOA or special districts, likely maintenance, and financing—not price alone.
- Prepare a property-specific offer: review comparable sales, competition, condition, seller terms, financing, contingencies, and appraisal exposure. VA financing does not guarantee acceptance or appraisal value.
- Protect independent due diligence: coordinate inspections, title, survey, restrictions, utilities, flood information, septic or well questions, and insurance within the contract timeline.
- Track milestones: earnest money, option period, lender documentation, appraisal, underwriting, title, final walkthrough, and closing.
You may choose any qualified lender, inspector, insurer, title company when the contract permits, contractor, or other provider. I may share options when requested, but you are never required to use a referral.
PCS, retirement, and long-distance moves
For a move with a report date or other deadline, we build the plan around confirmed orders, financing, sale or lease obligations, travel availability, and the time required for inspections, appraisal, underwriting, title, and closing. Remote services may include video showings, written observations, electronic document delivery, and coordination with local professionals.
A video showing cannot establish hidden condition, neighborhood suitability, commute, noise, or future development. When possible, visit personally, use independent inspections, test the route, and verify official property information.
Choosing a location without steering
I do not recommend neighborhoods based on veteran status, military affiliation, family status, school reputation, demographics, safety labels, or assumptions about lifestyle. We use objective criteria such as budget, property features, verified destinations, commute, taxes, utilities, insurance, restrictions, official school-boundary resources, and available services.
Bastrop County includes cities, unincorporated areas, master-planned communities, acreage, and properties with septic systems, wells, MUDs, PIDs, flood or wildfire considerations, and different service providers. Verify every address individually.
Selling before a transfer or transition
- Prepare a property-specific comparative market analysis and estimated seller net sheet.
- Build a preparation and launch schedule around the confirmed move and occupancy plan.
- Gather survey, disclosure, permit, repair, HOA, septic, well, lease, lien, and other relevant property documents.
- Compare offers by financing, contingencies, option terms, appraisal risk, concessions, dates, and estimated net—not price alone.
- Coordinate title, inspection, appraisal, repairs, lender milestones, final walkthrough, signing, and closing.
A market analysis and net sheet are estimates, not appraisals, final settlement statements, or guarantees of proceeds or timing.
Frequently asked questions
Can you determine whether I qualify for a VA-backed loan?
No. The VA determines Certificate of Eligibility requirements, and participating lenders determine loan approval and terms. I coordinate the real-estate transaction after you choose a lender.
Does a VA loan always require no down payment?
No blanket promise is appropriate. The official VA guidance states that a qualifying borrower may be able to purchase without a down payment when the price is not above the appraised value, but entitlement, lender approval, price, appraisal, and other factors matter.
Is the VA appraisal a home inspection?
No. Buyers should consider independent inspections and specialist evaluations appropriate to the property.
Can I use a lender other than one you mention?
Yes. You control the lender choice, subject to the lender’s qualifications and your transaction. Compare rates, fees, service, underwriting, timelines, and experience before deciding.
