These are illustrative ranges, not guarantees: location, lot size, condition, builder incentives, flood risk, utilities, taxes, and current inventory can change what a budget buys.

June 2026 market anchor: Unlock MLS reported a $344,900 Bastrop County median residential sales price, 6.6 months of inventory, and an average close-to-list ratio of 93.5%. For the first half of 2026, the county median was $339,990. Those countywide figures help explain why the $300,000-to-$400,000 range is central to this market, but they do not predict the value of a specific property. Around $300K: the entry point

Around $300,000, buyers may find three-bedroom homes, smaller or more modest lots, established resales, and selected new-construction opportunities. Elgin, Cedar Creek, Bastrop, and other county communities can each produce options, but the mix changes quickly. Compare the total monthly cost—not just the price—because taxes, insurance, HOA or POA dues, MUD or PID assessments, utilities, and commute can make two similarly priced homes very different decisions.

Around $400K: an illustrative mid-range bracket

Around $400,000, the choices often broaden to larger floor plans, newer construction, updated resales, and homes in amenity-focused communities. The Colony and Tahitian Village may have options in or near this range, depending on the section, lot, home, and current inventory. This bracket can offer a useful balance of space and features, but days on market and negotiating room vary by neighborhood and property condition.

$500K and up: space and acreage

Above $500,000, buyers may see larger homes, custom features, premium lots, workshops, pools, or acreage. Cedar Creek, Smithville, Bastrop, and rural parts of the county can all present different combinations of land and improvements. Acreage is not guaranteed at this price, and rural properties require added diligence on access, surveys, wells or water service, septic systems, insurance, exemptions, and flood or wildfire exposure.
