Bastrop TX Neighborhoods and Nearby Communities
Compare seven Bastrop-area communities below: Tahitian Village, The Colony, Adelton, Pine Forest, ColoVista, Circle D-KC Estates and SilverLeaf. Each name links to a detailed local guide. Narrow the list by home type, budget and travel needs, then verify taxes, utilities, restrictions and school assignment for the exact address. SilverLeaf is in nearby Cedar Creek; the communities are not all inside Bastrop city limits.

This page is the map. Every neighborhood I have written up in detail is below, along with the four things that actually differ between them — school zone, water and sewer, whether there is a special district on the tax bill, and what kind of house you can realistically buy. Those four decide more purchases here than curb appeal does. This guide to what to evaluate when comparing neighborhoods provides a broader buyer checklist.
The neighborhoods, side by side
| Neighborhood | Where | What it is | Ask about |
|---|---|---|---|
| Tahitian Village | Bastrop | Wooded lots and custom builds on the Colorado River side of town — the widest range of price and condition of anywhere on this list | Lot slope and build cost; utility availability lot by lot |
| The Colony | Bastrop | Large master-planned community, new construction and resale, Colony Oaks Elementary on site | MUD. The Colony’s districts levied 0.665 – 0.850 in 2025 |
| Adelton | Bastrop | Newer master-planned community — Bastrop ISD opened Adelton Elementary inside it in August 2025 | Builder incentives vs. resale pricing; special district status |
| Pine Forest | Bastrop | Golf-course community in the Lost Pines — wooded lots, custom builds, course views | Wildfire mitigation and insurance; HOA and club structure |
| ColoVista | Bastrop | Golf and Colorado River community — custom homes, view lots, club living | River proximity and flood zone; club dues |
| Circle D-KC Estates | Near Lake Bastrop | Country lots with an HOA, established rather than new | Septic; well vs. water supply corporation; HOA restrictions |
| SilverLeaf | Cedar Creek | New construction with amenities — and Bastrop ISD’s tenth elementary is under construction nearby | School opening date (unsettled); data-center development on FM 535 |
Check school assignments using Bastrop ISD’s current attendance-zone maps and confirm the address, grade and school year with the district. Campus proximity and a neighborhood name do not guarantee assignment. For other parts of the county, use the applicable district’s resources; the school-district guide explains what to verify.
Start with the town, then the neighborhood
Start with the town, then verify the exact address. City limits, taxing districts, school attendance boundaries and utility service areas do not always line up. Check the Bastrop Central Appraisal District property record, the applicable school district’s address lookup and the utility provider before comparing total costs. These town comparisons can help you narrow the search:
- Bastrop vs Elgin — compare travel routes, utilities, schools and the full tax bill for each address.
- Bastrop vs Cedar Creek — check city limits, utility service, septic needs and special districts.
- Bastrop vs Smithville — compare the specific homes, commute and current taxing units.
- Bastrop vs Del Valle — verify the county, school district, utility service and special-district charges.

The four questions to ask about any Bastrop County address
1. Is there a MUD or PID on it? Compare the exact parcel’s current district taxes and assessments, not just the county or school rate. A historical district rate is not a promise of future cost or a scheduled decline. Start with the Bastrop CAD property record, district disclosures and current assessment documents. The MUD and PID guide explains the distinction; the living in The Colony guide adds community context.
2. Sewer or septic — and if septic, what kind? Inside Bastrop, Elgin and Smithville city limits you are generally on city sewer. Almost everywhere else you are on an on-site sewage facility, Bastrop County permits every installation regardless of acreage, and aerobic systems carry a mandatory two-year maintenance contract. The septic guide walks the option-period checklist.
3. Where does the water come from, and is it actually available? Much of the county is Aqua WSC territory rather than a city utility. If you are buying land, an Aqua feasibility study runs about 60 days and service is not guaranteed — a timeline that has ended more than one contract. Details here.
4. What is the flood and wildfire picture? Bastrop County’s FEMA flood maps changed on May 9, 2023 — any zone check done before then is against a map no longer in force, and some parcels moved. And in the Lost Pines, insurance underwriting is its own conversation. Flood zones and elevation certificates · wildfire risk and home insurance.
An address-level example in Tahitian Village
Bre’s published listing at 189 Waikakaaua Drive shows why the exact address matters. The listing describes a single-story home built in 2021, with three bedrooms, two bathrooms and approximately 1,526 square feet. It identifies BCWCID No. 2 as the water provider and an aerobic septic system at the property.
For a buyer comparing this home with another address, the useful next questions are specific: What does the water provider confirm for that parcel? Which septic inspection and maintenance records are available? What do the survey, restrictions and current tax record show? The Bastrop County septic-system guide explains the records to investigate.
This is one property’s reported setup, not a statement about every lot in Tahitian Village. Listing details can change and should be independently verified; a neighborhood name alone does not establish utility service or property condition.
Two neighborhood names that mislead people
I run into these often enough to be worth writing down.
Lake Bastrop Acres does not have confirmed lake access. Despite the name, I could not verify any deeded or community access to Lake Bastrop for this subdivision — it sits off SH 95 North, while the lake’s public access is LCRA’s North Shore Park off FM 1441 and South Shore Park off SH 21. Several aggregator sites imply access, apparently inferring it from the name. Never accept “lake access” on this one without a plat or a deed in front of you.
There are two different Pine Valleys in this county. Pine Valley off SH 21 near Paige, and Pine Valley Estates marketed under Smithville and Rosanky. Different places, different drives, different everything. Make sure you and your agent are talking about the same one before you spend a Saturday.
A third one worth knowing: Hunter’s Crossing sits inside a Public Improvement District created in 2001 with roughly $3.2 million of capital debt still outstanding as of December 2025. The city took over its trails, pool and green space in December, and the 2019 service plan and the subsequent news coverage disagree about when single-family assessments actually end — the plan says January 2030, the reporting says 2026. I am not going to pick one. Call City of Bastrop Finance on (512) 332-8820 and get it in writing.
If you are looking at the top of the market
Above roughly $500,000 in Bastrop County, the premium is not usually in a named subdivision — it is in frontage and acreage. Colorado River and Lake Bastrop frontage, larger tracts, and the two golf communities (Pine Forest and ColoVista) are where that money actually sits. The luxury and waterfront page covers that end of the market, and land and acreage is its own guide because buying raw land here is a genuinely different transaction — utilities, easements, floodplain, ag exemption and rollback tax exposure all have to be checked before you close, not after.
Latest countywide market snapshot
The September 2026 Unlock MLS report, published October 13 and checked October 17, is the latest verified countywide snapshot used here. It reported 105 residential sales, a $340,000 median sale price, 723 active listings, 116 pending sales and 7.6 months of inventory in Bastrop County. For the full table, comparisons and source limitations, see the current Bastrop County housing-market report.
That is a countywide snapshot, not a rating of a neighborhood or a promise of negotiating leverage. Compare current competition and recent relevant sales for the exact property type, price range, condition, and location before drawing a conclusion.

Scope: This is a dated Bastrop County residential for-sale snapshot. It does not rank a neighborhood, establish a property’s value, or predict buyer leverage, seller terms, appreciation, or resale.
Compare like with like in Cedar Creek. An automated home-value index, a median asking price and a median closed-sale price measure different things. Compare recent sales with similar acreage, property type, condition and location before deciding what a particular home is worth. Use the Bastrop County market report for dated county context, then review current property-level evidence.
Frequently Asked Questions About Bastrop Communities
What are the best communities in Bastrop, TX?
There is no single best community for every buyer. Compare the exact address against your budget, property type, school assignment, water and sewer service, MUD or PID obligations, HOA or POA restrictions, road access, insurance needs, travel routes, property condition, and total monthly cost.
Which Bastrop-area communities have new construction?
New construction is available in communities including The Colony, Adelton, and SilverLeaf, but builders, inventory, prices, incentives, school assignments, tax districts, and completion dates change. Use Bre’s guide to new homes for sale in Bastrop to compare current options, then verify the exact home and written offer.
How should I compare Bastrop County neighborhoods?
Start with the town or jurisdiction, property taxes, utilities, special districts, school assignment, road access, restrictions, flood and wildfire exposure, insurance availability, property condition, and the total monthly cost for the exact address.
Turn the neighborhood comparison into a home search
Start with your budget, the type of home or lot you need and the destinations you travel to most. Pick two or three communities from the comparison, then use current listings and the exact property records to test that shortlist.
A neighborhood name does not establish a home’s school assignment, utility availability, restrictions or complete tax bill. Use the linked local guides as starting points and confirm those details for each property.
