Lake Bastrop Area Homes and Land for Sale

Lake Bastrop is a 906-acre lake about three miles northeast of Bastrop, owned and operated by the Lower Colorado River Authority (LCRA). The subdivisions around it, mainly Lake Bastrop Acres, Lake Bastrop Estates and Lake Bastrop Pines, are a mix of older homes, newer builds and vacant lots, mostly on septic systems and without an HOA. Here is what is there and what to check before you buy.

What to check before you buy here

  • City limits. The Census Bureau’s geocoder places LCRA’s North Shore Park outside any city, and a Bastrop mailing address does not mean an address is inside Bastrop city limits. Outside the city there is no city tax but also no city services; confirm for the address on Bastrop CAD.
  • Septic. Nearly every home listing shows a septic system. Get the county permit file and an inspection; see buying a home with a well and septic.
  • No HOA usually means no shared rules. That can mean more freedom and more variety in neighboring properties. Read any deed restrictions in the title commitment.
  • Lake access. The lake is LCRA property with public parks. Don’t assume a nearby lot has private access; verify any access rights in the deed and survey.
  • Older homes. With build years back to 1940, inspection and repair history matter. Homes built before 1978 come with the federal lead-based paint disclosure.
  • Flood and wildfire. Check the FEMA flood map and get an insurance quote early; see my wildfire and insurance guide.

Lots and building

With 14 lots for sale on October 30, 2026, building is an option here. Outside city limits, a home needs a county development permit, a septic permit and a 911 address, and must be built to the residential building code the county has adopted (the county does not issue building permits). My Bastrop County land guide walks through the steps and current price per acre.
