Piney Creek Bend Bastrop Homes for Sale

Piney Creek Bend is a KB Home neighborhood inside the City of Bastrop (ZIP 78602), on Dragonfly Loop, Prickly Pear Drive and Linden Street. KB Home opened it in February 2019, and the homes for sale today were built from 2019 to 2021. It is in Bastrop ISD and has a homeowners association. Some listings mark the property as in the 500-year floodplain, so flood-zone checks matter here.

The homes and the builder

KB Home’s grand-opening announcement (February 22, 2019) said it would build 170 one- and two-story homes in 16 floor plans, about 1,400 to 2,800 square feet with up to six bedrooms, priced from the low $200,000s at the time. The sales office was at 1502 Dragonfly Loop. Today every listing is a resale, so you are comparing the condition, upgrades and price of homes that are five to seven years old.

Flood zone: what the maps show

Three of the five listings mark the property as in the 500-year floodplain. I checked each listing’s map point against FEMA’s National Flood Hazard Layer (FIRM panel 48021C0355F, effective May 9, 2023):

  • All five map points fall in shaded Zone X, the 0.2 percent annual chance (“500-year”) flood hazard area. That is outside the Special Flood Hazard Area, so a federally backed lender does not require flood insurance on the basis of the map, though you can still buy it.
  • Zone AE, the 1 percent annual chance (“100-year”) floodplain with base flood elevations, is also mapped near the neighborhood.
  • A listing’s map point is approximate. The zone for a specific lot comes from the FIRM, an elevation certificate or a lender’s flood determination.

Before you make an offer, look up the exact address on the FEMA Flood Map Service Center, ask the seller for any elevation certificate, flood insurance history and claims, and read the seller’s disclosure. FEMA’s map places these lots in the City of Bastrop’s floodplain program. Get a flood insurance quote during your option period even in Zone X. My flood zones guide explains each zone and the documents to request.

HOA and taxes

  • HOA dues. Listings show $420 to $500 a year, and two name the Piney Creek Bend Residential Association, Inc. Ask for the resale certificate and any transfer or capital fee due at closing.
  • Taxing units. The Bastrop CAD records I checked for five Piney Creek Bend lots list the City of Bastrop ($0.504 per $100), Bastrop ISD, Bastrop County, the county road and FM tax and Emergency Services District 3, for a combined rate of about $2.10 per $100 of value. They show no MUD or PID.

See the Bastrop County property tax guide for the homestead exemption, and the MUD and PID guide if you are comparing with district communities.

What to check before you buy

  • Flood documents. Use the steps above for the exact lot.
  • Builder warranty. Ask the seller for any KB Home warranty documents and whether any remaining coverage transfers to you.
  • Solar or other add-ons. If a home has solar panels, ask whether they are owned or leased and get the paperwork before the option period ends.
  • Inspection. A newer home still needs an independent inspection.
  • Insurance. Get quotes for homeowners and flood coverage; see wildfire risk and home insurance in the Lost Pines.
