REALTOR® for Bastrop County and the Greater Austin Area
I am Bre Meador, a REALTOR® with All City Real Estate Ltd. Co., based in the Bastrop area. I assist with residential, land, relocation, investment, and selected commercial transactions in Bastrop County and the Greater Austin Area when the assignment fits my brokerage scope, local competence, and service capacity.
Bastrop County and the Greater Austin Area cover many distinct markets. County lines, city limits, school districts, appraisal districts, utilities, roads, regulations, insurance conditions, and property types can change within a short distance. The right analysis starts with the exact address and legal property—not a regional label.
How I Work With Buyers
Buyer representation can include:
- defining property, location, timing, and ownership-cost priorities;
- setting up and refining a listing search;
- arranging showings and gathering available property information;
- reviewing market evidence and discussing offer price and terms;
- tracking contractual dates and communications;
- coordinating title, survey, inspections, insurance, utilities, association, lender, appraisal, and specialist questions; and
- supporting the transaction through the closing process.
The scope, term, duties, termination provisions, and compensation depend on the written buyer agreement. Compensation is negotiable and no payment source should be assumed.
How I Work With Sellers
Seller representation can include a property consultation, comparative market analysis, preparation recommendations, accurate listing-information review, media and launch coordination, access planning, feedback, offer comparison, negotiation support, and contract-to-closing coordination.
A comparative market analysis is not an appraisal. Marketing can increase exposure, but it cannot guarantee a buyer, price, contract date, appraisal, financing, or closing.
Relocation to Bastrop County and the Greater Austin Area
Relocation planning should compare objective factors such as property type, price, taxes, insurance, utilities, jurisdiction, associations, road access, services, travel routes, and verified school boundaries. Test important trips from the exact property at relevant times, and confirm provider service before relying on it.
I do not rank neighborhoods or schools based on protected characteristics or tell clients who “fits” an area. Buyers can use official school, crime, demographic, transportation, and governmental sources according to their own priorities.
Start with the Bastrop relocation guide and property-focused community guide.
Land and Acreage
Land transactions require a different due-diligence plan. Depending on the property and intended use, verify:
- legal access, title exceptions, survey, boundaries, easements, and restrictions;
- jurisdiction, allowed use, subdivision, permitting, and development requirements;
- floodplain, drainage, topography, soils, environmental conditions, and wildfire exposure;
- water service or wells, wastewater service or septic feasibility, electricity, internet, and connection costs;
- road maintenance, driveway approval, emergency access, and construction access;
- taxing jurisdictions, agricultural-use valuation, rollback exposure, and exemptions;
- mineral reservations, leases, occupants, fencing, outbuildings, and existing improvements; and
- financing, insurance, holding costs, professional studies, and exit options.
A listing statement is not proof that land is buildable or suitable for a proposed use. See the land and acreage guide.
New Construction
For a builder home, compare the complete price, lot premium, selections, incentives, preferred-lender terms, taxes, association obligations, utilities, planned amenities, warranty, and closing costs. Builder representatives work for the builder. If you want buyer representation, arrange it before registration or touring because builder policies vary.
Builder contracts are often builder-prepared. Review deadlines, deposits, financing, appraisal, completion, substitutions, inspections, warranties, disputes, and termination rights, and consult a Texas real-estate attorney when legal interpretation is needed.
Investment and Commercial Property
Investment and commercial decisions require supported income and expense information, leases, condition review, legal-use verification, financing, insurance, taxes, environmental and engineering work where appropriate, and a realistic exit analysis. A real-estate agent can organize transaction information but does not replace an attorney, accountant, appraiser, engineer, environmental professional, lender, insurance agent, or other specialist.
No rent, occupancy, cash flow, appreciation, tax treatment, resale, or investment return is guaranteed. Review the investment-property guide and commercial real-estate guide.
Primary Service Area
Bastrop County
My service areas are Bastrop, Elgin, Smithville, Cedar Creek, Hutto, and Austin. The area includes city property, unincorporated land, planned communities, older subdivisions, farms, ranches, river-adjacent property, and new development.
Explore Bastrop County services and areas, current listings, and the guides for Cedar Creek, Elgin, and Smithville.
The Greater Austin Area
Depending on the property and assignment, I may assist in nearby areas east and southeast of Austin or coordinate an appropriate referral when another agent’s location or specialization better serves the client. Service should never be promised solely because an address is within a broad regional radius.
For one location-specific example beyond Bastrop County, see my Hutto real estate guidance; service still depends on the property, assignment, and current availability.
Why County and Jurisdiction Lines Matter
Two nearby properties can have different:
- appraisal districts, taxing entities, exemptions, and protest procedures;
- school districts and assigned campuses;
- city, ETJ, county, or other regulatory authority;
- water, wastewater, electric, trash, and emergency-service providers;
- building, subdivision, short-term-rental, and business-use rules;
- road ownership and maintenance;
- floodplain, wildfire, and insurance considerations; and
- association, deed-restriction, MUD, PID, or other district obligations.
Verify the exact parcel with official sources and current documents. Mailing city, ZIP code, subdivision name, and marketing description are not substitutes.
My Background and Professional Scope
I am an Army veteran and have nursing and construction experience. Those backgrounds support organization, communication, and practical observation, but they do not expand my real-estate license or replace independent professional advice. I identify questions, coordinate deadlines, and help clients reach the appropriate specialist.
Results depend on the property, market, other parties, financing, appraisal, inspections, title, insurance, contractual performance, and many other conditions. No particular result is guaranteed.
Frequently Asked Questions
What areas do you serve?
Bastrop County is my primary market. Service elsewhere in the Greater Austin Area depends on the address, property type, requested work, brokerage scope, competence, and availability. Contact me with the property or target area for a clear answer.
Can you help with an out-of-state relocation?
Yes, when the assignment is a fit. We can use remote consultations, document sharing, live or recorded property review when permitted, local inspections, and a defined decision process. A remote purchase still requires property-specific due diligence.
Can you help with land instead of a home?
Yes. Land requires additional time and specialist work. The offer and feasibility plan should reflect the intended use and the time needed to verify access, utilities, septic, floodplain, restrictions, soils, title, survey, financing, and other material facts.
Is now a good time to buy or sell?
There is no universal answer. The decision depends on the specific market, property, financing, budget, timing, alternatives, and goals. Current evidence can support a strategy, but it cannot predict future rates, prices, inventory, or personal circumstances.
