Cedar Creek, Texas Homes for Sale

Cedar Creek is an unincorporated area in western Bastrop County commonly associated with the 78612 ZIP code and the State Highway 71 corridor. A Cedar Creek mailing address does not establish city limits, school assignment, utility service, road maintenance, restrictions, or development authority. Verify each item for the exact property.

What “Cedar Creek” Means for a Property Search

Cedar Creek is not an incorporated city with one set of municipal services and rules. Properties can differ substantially in jurisdiction, subdivision, road responsibility, water source, wastewater system, restrictions, association obligations, taxes, flood exposure, and allowed use. The postal label is only a starting point.

Homes and Property Types

Existing Homes

Review condition, disclosures when available, inspection findings, title, survey, permits, restrictions, insurance, taxes, utilities, and private systems. Older and rural properties may have additions, outbuildings, drives, wells, or septic components that require separate verification.

New Construction

New-home opportunities can appear in planned communities and on individual sites. Compare the entire price, lot premium, selections, incentives, financing terms, taxes, association charges, utilities, planned amenities, warranty, and closing costs. Builder participation and inventory change.

A builder’s representative works for the builder. If you want buyer representation, contact your agent before registration, online inquiry, or touring because builder policies regarding representation and compensation vary.

Acreage and Rural Property

For acreage, verify legal access, easements and road-maintenance responsibility, surveyed boundaries, restrictions, floodplain, drainage, utilities, well or water service, septic feasibility, soils, fencing, outbuildings, agricultural-use valuation, possible rollback taxes, insurance, and intended use. Acreage advertised in a listing is not proof that all land is usable or buildable.

Investment Property

Verify legal use, leases, rent records, expenses, condition, vacancy, repairs, taxes, insurance, financing, management, association or deed restrictions, and exit costs. Short-term-rental rules vary by jurisdiction and documents. No rent, occupancy, cash flow, appreciation, or return is guaranteed.

SilverLeaf and Other Planned Development

SilverLeaf is one Cedar Creek-area master-planned community, but it should not be used as a description of Cedar Creek as a whole. For any planned community, verify the exact subdivision, builder, lot, current and planned amenities, association documents, fees, transfer charges, utility and district obligations, school assignment, construction activity, and future phases.

See the current SilverLeaf property guide and the broader new-construction guide.

Schools

Many Cedar Creek addresses are within Bastrop Independent School District, but a mailing address or nearby campus does not prove an assignment. Attendance boundaries, campus names, grade configurations, programs, transportation, and capacity can change. Confirm the district and assigned campuses directly with the district using the exact address.

Use the Bastrop ISD boundary resources and the Bastrop County school-district guide. I do not rank schools or steer clients based on protected characteristics.

Travel Times

State Highway 71 provides a principal route toward Austin-Bergstrom International Airport, Austin, and Bastrop, but there is no reliable single commute time for Cedar Creek. The area covers many roads and properties, and travel varies with exact address, destination, route, traffic, construction, incidents, weather, and time of day. Test important trips under the conditions in which you expect to travel.

Road frontage, legal access, maintenance responsibility, driveway standards, and emergency access should also be verified for the property.

Water, Septic, and Utilities

Do not assume that nearby service extends to a property. Confirm the provider, service boundary, capacity, meter or tap availability, extension cost, easements, deposits, installation timing, and current rate information directly with each utility. For wells, verify permitting or registration requirements, construction, production, water quality, maintenance, and nearby conditions.

Many properties rely on on-site sewage facilities. Verify permits, design, capacity, location, maintenance history, contracts if applicable, and whether the existing or proposed use fits the system. A vacant-lot feasibility study may not fit within a short option period, so plan the contract and specialist work before making assumptions.

See the guides to water and wells and septic systems and OSSF.

Current Primary-Source Checks

Aqua Water Supply Corporation reports that it serves a large multi-county territory including most of Bastrop County, but that does not confirm service, meter availability, capacity, or extension cost for a particular Cedar Creek property. The Public Utility Commission’s utility record and the provider should be checked for the exact address. Bastrop County states that, with few exceptions, a permit is required to construct, install, alter, extend, or repair an on-site sewage facility. Confirm existing permits and records with the county and have the system evaluated for the property’s actual or proposed use.

Bastrop ISD states that the school a student attends is determined by the residence address and publishes separate attendance maps for 2025–2026 and 2026–2027. Because middle-school assignments and grade configurations are changing during the district’s transition, use the district’s current-year address and boundary resources rather than assuming that every 78612 property follows the same feeder pattern. The guides to water service and wells, septic and OSSF due diligence, and Bastrop versus Cedar Creek provide the broader comparison.

Taxes, Districts, and Insurance

Verify the current appraisal record, taxing entities, exemptions or special valuations, and any MUD, PID, or other district obligations for the exact parcel. A seller’s current tax bill may not predict the buyer’s future bill, especially for new construction or a change in exemption or land use.

Obtain property-specific insurance quotes during the contract period. Floodplain, drainage, wildfire exposure, roof and system age, claims history, construction, private roads, and other factors may affect coverage or cost. A lender’s insurance requirement is not a complete measure of risk.
