Bastrop vs Elgin, TX: An Honest Side-by-Side for Buyers
Comparing Bastrop vs Elgin for a move? Start with the homes available in your budget, then compare total monthly cost, commute, utilities and school assignment for each address. Bastrop’s SH 71 route and Elgin’s US 290 route serve different trips; test your actual drive. Use the comparisons below with the Bastrop relocation guide and Elgin homes guide to build a shortlist.

I am a REALTOR®, not a tax professional. Every rate below is the adopted tax year 2025 rate from Bastrop CAD and the county’s truth-in-taxation posting. These are historical 2025 examples, not current 2026 rates. Before estimating costs, verify the latest adopted rates, exemptions, and every applicable taxing unit for the exact parcel through the appraisal district and truth-in-taxation records. Emergency services district boundaries are address-specific. Always verify the actual stack on the parcel before you rely on it.

Property taxes: a historical example, then your exact address
| Taxing unit | Bastrop | Elgin |
|---|---|---|
| County general | 0.350500 | 0.350500 |
| County road & bridge | 0.078210 | 0.078210 |
| School district | 1.067900 | 1.223400 |
| City | 0.504000 | 0.619300 |
| Austin Community College | — | 0.103400 |
| ESD #3 (countywide EMS) | 0.100000 | 0.100000 |
| Fire ESD (address-specific) | 0.100000 | 0.100000 |
| Total | 2.200610 | 2.574810 |
The example above shows why buyers should compare the entire taxing-unit stack rather than a city or school rate by itself. Austin Community College, emergency-services districts, MUDs, PIDs, and other units are boundary-specific. Verify every unit and the current adopted rate for the actual parcel through Bastrop Central Appraisal District and the applicable truth-in-taxation records.
Two honest caveats on that table. Fire ESD boundaries are drawn by address, not by city limit — Bastrop is generally in ESD #2 and the Elgin area in Bastrop-Travis Counties ESD #1, but you verify that per parcel, not per town. And Bastrop County ESD #3, the countywide EMS district that voters created in November 2024 and that hit bills for the first time in 2025, has stated it has “some small carve-outs” and has been negotiating with the City of Elgin. Some Elgin city properties may not carry that dime. If they don’t, Elgin’s total is 2.4748 rather than 2.5748.
The part that actually changes the payment
Compare prices using the same measure, geography and period. An automated home-value index for an Elgin ZIP code cannot establish affordability against a median sale price for Bastrop city limits from a different month. For your shortlist, compare current asking prices and recent comparable closed sales, then add taxes, insurance, association costs, financing and the home’s condition.
Using the illustrative 2025 stacks in the table, the difference on $350,000 of taxable value is about $1,310 per year, or $109 per month. That is not a quote for a particular property: exemptions, appraisal limits, special districts, overlapping boundaries, and future adopted rates can change the result. Ask the lender to use verified parcel taxes when estimating qualification and payment.
And then there is the trap neither number includes. Elgin MUD #1 and Elgin MUD #2 each levied 0.950000 in 2025, and Lund Farm MUD on the Travis County line levied the same. On a $350,000 home a MUD at that rate adds roughly $3,325 a year — about $277 a month — on top of everything in the table above. Bastrop-side districts like West Bastrop Village MUD run to a full 1.000000. A new-build listing in either town can quote you a “low tax rate” and be technically honest while omitting the largest line on the bill. I wrote a whole guide to MUD and PID districts because of how often this happens here.
Schools: the structural difference nobody mentions
Set quality aside — I don’t characterize schools and I explain why here. The structural difference is the one that affects a purchase decision, and it is genuinely large.
Bastrop ISD: use the district’s 2026–2027 attendance-zone maps to check the exact address and grade. A neighborhood name or a nearby campus does not establish assignment. Confirm enrollment and any planned boundary changes directly with the district before relying on a school listed in a property advertisement.
Elgin ISD: start with the district’s current enrollment and attendance-zone resources. Confirm the campus for the student’s grade, address and intended school year. Do not treat a mailing city or today’s campus configuration as a guarantee of future assignment.
Elgin ISD’s school directory lists Legacy Oak Middle School as opening in August 2027. Treat that as the district’s published plan, and confirm timing and attendance assignments with Elgin ISD if the opening affects your purchase decision.
For either district, save the official map or enrollment response used for your decision and note the school year. The Bastrop County school-district guide explains the property-specific questions to ask; it does not rank schools or guarantee admission.
Utilities: one difference that surprises everyone
| Utility | Bastrop | Elgin |
|---|---|---|
| Water | City of Bastrop | City of Elgin — four wells, Carrizo-Wilcox aquifer |
| Wastewater | City sewer | City sewer |
| Electricity | Bastrop Power & Light (city-owned) or Bluebonnet | Oncor or Bluebonnet by service territory; confirm the address |
| Shop for a retail provider? | No | May apply at Oncor-served addresses; verify the territory |
| Gas | CenterPoint | CenterPoint |
Electric choice follows the service territory, not the city boundary. Elgin’s own council record identifies both Oncor and Bluebonnet as providers inside city limits. An Oncor-served address may have retail choice; a Bluebonnet-served address uses the cooperative. Bastrop Power & Light is a municipal utility. Ask the assigned utility to confirm the exact address and whether retail choice applies before comparing rates or signing a service contract.
Both cities operate water and wastewater systems, but that does not establish service for every property with a Bastrop or Elgin address. Confirm the actual provider, existing connection, capacity, sewer or septic system, and any extension or maintenance cost for each address. A nearby main or city mailing address is not a service commitment. For unserved land, use written utility-feasibility and well information.
Jobs and what each town is actually built on
Bastrop EDC’s development directory lists SpaceX/Starlink expansion plans and other commercial projects. Treat its investment and job figures as the dated project descriptions published by the EDC, not a current company payroll or a hiring commitment. H-E-B’s own May 22, 2026 announcement reports the grand reopening of its renovated Bastrop store at nearly 140,000 square feet. Confirm the actual worksite, current vacancies and commute directly with each employer rather than relying on an older headcount or anticipated expansion.
Tesla’s official contact page lists its corporate headquarters at 1 Tesla Road, Austin, TX 78725. Verify the actual worksite and route if a Tesla job is part of your move; a Bastrop or Del Valle marketing description does not establish the employer’s location or a reliable commute.
Elgin EDC’s published employer list, checked October 18, 2026, displays Elgin ISD at 810 employees, Walmart at 225, H-E-B at 200, Acme Brick at 175, OnePointe Solutions at 110, the City at 107 and Southside Market & Barbeque at 65. These are the figures displayed by the source, which does not establish a live workforce count or current vacancies. Confirm employment directly; the list alone does not establish that one community has more upside or less concentration risk.
Elgin’s US 290 corridor and Bastrop’s SH 71 corridor serve different trips. Test the route from the exact home to the actual worksite, airport terminal or other destination at the time you expect to travel. Check current public-transit routes and schedules with the operator if they affect your decision; a city-to-city distance or an older drive-time estimate is not a reliable daily commute.
Character, and two Elgin claims worth getting right
Both are Texas Main Street cities with intact historic downtowns — that is a real Texas Historical Commission designation, not marketing. Elgin’s commercial historic district has been on the National Register since 1996.
“Sausage Capital of Texas” is real, and narrower than people think. It comes from House Resolution 705 of the 74th Texas Legislature in 1995 — a House resolution, not a statute or a concurrent resolution. Both smokehouses behind the name still operate: Southside Market & Barbeque, founded 1882, and Meyer’s Elgin Smokehouse, an Elgin fixture since 1949.
“Brick Capital of the Southwest” is an informal nickname — I could find no legislative act behind it — and the “three operating brickyards” line you will see repeated is a mid-twentieth-century fact. Two brick makers operate in Elgin today: Acme Brick on Old McDade Road and Elgin Butler, which has been making ceramic glazed brick since 1873.
Bastrop EDC’s development directory describes the Line 204 Texas studio project as 546 acres. Its August 25, 2025 Wyldwood article describes a separate planned studio development. Those publications establish what was announced, not the current construction stage, opening date or future job count. Check the developer and current permit records if either project affects your decision.
The thing neither town has
Compare the actual healthcare services your household uses. Ascension Seton Bastrop, a department of Ascension Seton Hays, currently lists 24-hour emergency care and other services. Ascension Seton Smithville Hospital lists emergency, inpatient and outpatient acute care. Confirm specialty availability, referral or transfer arrangements, insurance participation and travel time directly with the providers. A proposed hospital or consultant demand estimate does not establish operating services.
If access to a particular type of care matters to your household, identify the provider and service first, then test the route from each property. Neither a town name nor a general bed count establishes whether a facility meets your needs.
So which one?
Elgin may fit better when available homes meet your budget, the US 290 or SH 130 route suits your commute, or the utility and school structure at the verified address works for your household. Inventory, school assignments, utility territories, and total monthly costs should be checked at the time you shop.
Bastrop may fit better when the verified total tax and housing costs work for your budget, the SH 71 route suits your commute, or proximity to the Colorado River, parks, downtown, or particular employers matters to you. Those are preferences and address-specific facts—not a prediction that one town is the better investment.
And the real answer, most of the time, is that the choice gets made by a specific house rather than by a town. Which is fine — as long as you priced the tax stack on that specific parcel before you fell in love with it.
Frequently Asked Questions About Bastrop and Elgin
What county is Elgin, Texas in?
The City of Elgin extends into both Bastrop County and Travis County. The county, taxing units, election jurisdiction, and other property-specific requirements depend on the exact address. Verify the property through the applicable county and appraisal-district records rather than relying only on the Elgin mailing address.
Which has lower property taxes, Bastrop or Elgin?
The illustrative 2025 city-property tax stacks used in this guide total approximately 2.2006 per $100 of taxable value for Bastrop and 2.5748 for Elgin, a difference of about $1,310 per year on $350,000 of taxable value. That is not a parcel-specific estimate. Exemptions, appraisal limits, emergency-services districts, MUDs, PIDs, overlapping boundaries, and later adopted rates can change the result. Verify the complete tax stack for the exact property through Bastrop Central Appraisal District and the applicable taxing units.
Is Elgin less expensive than Bastrop?
A lower purchase price does not automatically produce a lower monthly cost. Compare the specific home’s price, verified property taxes and special-district charges, insurance, utilities, HOA or POA costs, commute, condition, maintenance, and financing. The more affordable choice depends on the exact properties and the buyer’s verified costs.
Try a two-address comparison before choosing a town
Choose one available home in Bastrop and one in Elgin that meet your requirements. Record the exact addresses and the date checked, then use the same questions for both. The city name is a starting point; it does not establish the property’s utility service, tax bill, school assignment or travel time.
| Question | What to record for each address | Where to verify |
|---|---|---|
| What is the full ownership cost? | Price, lender payment estimate, property-specific taxes, insurance, association charges and separate assessments. | Lender, appraisal district, insurance provider and current property documents. |
| Which services reach this parcel? | Water provider, sewer or septic, electricity and internet availability. Record any connection or maintenance questions. | Actual service providers and applicable permits or property records. |
| What does your usual trip look like? | Destination, route, departure time and observed travel time. Repeat when timing matters. | Your own route check; do not rely on a city-to-city average. |
| Which school is assigned? | Exact address, grade, school year and the district’s answer. | The applicable district’s current attendance resources and direct confirmation. |
| What needs another inspection or document? | Condition questions, restrictions, survey or access issues, and any unresolved item. | Inspector, survey, title review, recorded documents and the relevant authority. |
If both homes still fit, use the unresolved questions to plan the next showing or inspection. If one fails a requirement you cannot change, narrow the search before comparing cosmetic features. The Bastrop County tax guide, neighborhood comparison and property-review contact form provide the next steps.
